It can make sense, but only as a long-term play. Construction on Carnegie Mellon’s Wynwood campus is reported to start in 2027, with the first graduate students arriving in 2028. Henrique Faria, Bilingual REALTOR® with Avanti Way Premiere in Weston, FL, advises buying nearby based on what a home is worth and rents for today, like Edgewater condos listed from about $540,000, not on headlines.
On September 30, 2026, Citadel founder Ken Griffin announced a $3 billion gift to Carnegie Mellon University, with $2 billion going to a new Miami campus. The university calls it the largest single gift ever made to a U.S. university. For the site, Griffin bought the Mana Wynwood property at 318 NW 23rd Street for a price The Real Deal estimates at $1.1 billion. The parties haven’t officially disclosed it. Together with nearby acreage Griffin already owned, the campus covers about 35 acres. Gov. Ron DeSantis, Miami-Dade Mayor Daniella Levine Cava and Miami Mayor Eileen Higgins joined Griffin for the October 1 event in Wynwood.
Published reports say construction starts in 2027, graduate students arrive in 2028 and the first undergraduates follow in 2032, all pending approvals. At full scale the campus is planned for about 3,500 students, nearly 300 faculty and more than 600 staff. Instead of traditional majors, it will be organized around research areas such as health and biology, national security, energy and climate, and advanced manufacturing. Dorms are planned, but the number of beds and their location haven’t been disclosed. That matters for investors: the more students the university houses on campus, the smaller the off-campus rental demand.
In Edgewater, a few minutes from the campus site, the median condo list price is about $708,000 on Redfin, with more than 450 units for sale. Listings I reviewed today include an 850-square-foot 1/1 at New Wave for $538,000, a 2/2 at The Crimson for $745,000, a nearly 1,500-square-foot 3/3 at 1900 N Bayshore Dr for $900,000, and 2/2 units in newer towers around $1.2 million. That depth of supply favors buyers. Haute Residence reports Miami-Dade has roughly 12 months of condo inventory, which leaves room to negotiate.
Zumper’s September 2026 report puts Miami’s median two-bedroom rent at $3,230, down 3.9% from a year earlier. In Edgewater, buildings like Modera Edgewater advertise two-bedroom units from about $3,270 to $4,430 a month. Here’s a sample calculation: a $745,000 condo rented at $3,800 brings in about $45,600 a year, roughly a 6% gross yield before HOA dues, property taxes, insurance and vacancy. Your net return will be noticeably lower, and that’s the number to focus on.
Some people think so. Architect Kobi Karp told The Real Deal that “Allapattah is the next Wynwood,” and brokers expect activity to shift west of the campus. Treat that as market opinion, not a promise. Allapattah has more projects on paper than finished buildings, so buyers there take on more timing risk in exchange for a potentially lower entry price.
It can help, but it shouldn’t decide the deal by itself. Florida has no state personal income tax, so if you’re relocating from a state like New York, keeping more of your rental income may look attractive. Property taxes, condo dues and insurance in Miami can still be significant, and how your income is taxed depends on where you’re a legal resident and when you move. Run the numbers with your CPA before you buy.
The biggest risk is paying today for a campus that won’t be finished for years. One broker quoted by The Real Deal said “every owner of real estate is calling, asking if we can raise prices.” Other risks include the long timeline (undergraduates are reported for 2032), high office vacancy in Wynwood (Savills reports 30.6% availability, the highest of any Miami submarket), and each condo association’s rules on rentals, reserves and special assessments. Before you sign, ask for the bylaws, the budget and the association’s recent minutes. This is general information, not financial or legal advice.
