Introduction

The real estate market in Broward County has seen significant changes in recent years. Families are increasingly opting for single-family homes, especially in suburbs known for their schools and community amenities. The $3,000 price point is becoming more common as demand rises. I’ve spent time exploring various neighborhoods to understand what this price tag brings.

From my observations, the experience of renting in places like Weston or Pembroke Pines varies widely. Each area offers distinct features that cater to different lifestyles. Let’s dive deeper into what you can expect from these neighborhoods when you consider renting a single-family home for $3,000 or more. Other options like a single-family home can be townhouses and villas (they are like townhouses but without a garage)

Case Studies

In October 2026, a typical 3-bedroom house for rent in Broward County's western and central suburbs costs between about $3,300 and $3,900 a month, and a 4-bedroom between about $4,000 and $4,600. Davie is the most affordable of the five cities below for a 3-bedroom home; Weston and Plantation are the most expensive. Expect to pay first month, last month, and a security deposit before you move in, so budget roughly three times the monthly rent in cash.

I help families rent and buy homes in these cities. Below is what $3,000 and up gets you in each one, what landlords ask for, and the costs most renters don't see coming.

Medians of active house listings on Zumper, October 7–17, 2026 (Weston, Plantation, Coral Springs, Pembroke Pines, Davie). These are asking prices from a sample of listings, not official statistics. In Weston, the 4-bedroom median came out slightly below the 3-bedroom median; with a sample this size, a few listings can move the number, so treat both as a starting range.

Weston

Weston is a planned city on Broward's western edge, known for its public schools, parks, and gated communities. It is the priciest of the five for a 3-bedroom house, around $3,900 a month. For that money, expect a single-family home in a gated or HOA community, often with a pool. Homes rent quickly here, so have your documents ready before you tour.

Plantation

Plantation offers older, larger lots close to Fort Lauderdale and I-595, which makes it practical for commuters. 3-bedroom houses ask around $3,750 and 4-bedroom houses around $4,250. Many homes are from the 1960s to 1990s, so ask what has been updated: roof, A/C, and kitchen make the biggest difference in comfort and power bills. Recently I helped a family rent a townhouse in Plantation for $ 4,000; it rented in 20 days.

Coral Springs

Coral Springs, in northwest Broward, draws families for its schools and parks and young professionals for its access to the Sawgrass Expressway. 3-bedroom houses run around $3,605 and 4-bedroom houses around $4,041, which makes 4-bedrooms here among the best value of the five cities.

Pembroke Pines

Pembroke Pines is one of Broward's largest cities, with a wide range of homes from 1980s houses to newer communities in the west. 3-bedroom houses ask around $3,455. 4-bedroom houses vary the most here, with a median near $4,593, because the city mixes older homes with larger new construction. We have a house coming to the market soon: a 3/2 with a pool in Pembroke Falls. Let me know if you may need it.

Davie

Davie is the most affordable of the five for a 3-bedroom house, around $3,300, with 4-bedrooms near $4,300. It mixes newer townhouse communities with larger lots and ranch properties.

A 2019 two-story townhouse in Trotters Chase at Palomino Lake with 3 bedrooms plus a den that works as a fourth bedroom, 2.5 baths, and 1,863 sq ft. It has an attached 2-car garage, storm shutters, an in-unit washer and dryer, a community pool, and security patrol. Rent: $ 3,600/month. Availability: Nov 1st. Pets: not allowed. What landlords require

Most Broward landlords in the $3,000+ range look for the same four things. Your household's gross income should be about three times the monthly rent, so roughly $10,500 a month for a $3,500 home. They run a credit and background check, and many expect a credit score in the mid-600s or higher. You'll need proof of income: recent pay stubs, an offer letter, or tax returns and bank statements if you're self-employed. And you'll pay move-in funds up front, usually the first month, last month, and a security deposit. For a $3,600 home, that's $10,800 before you get the keys.

If the home is in an HOA or condo community, the association may also need to approve you. That means a separate application, a fee and a wait that can take from several days to a few weeks, so start early. If you don't have U.S. credit, landlords may accept a larger deposit, prepaid rent or a guarantor; ask before you apply.  The approval times normally start in 7 up to 30 days, and fees are between 100 and 300 per person or a legally married couple. Some condos don't require approval by the association.

Costs renters don't see coming

Rent is only part of the monthly cost. Electricity is usually in your name and runs highest from June to September, when A/C works all day. Water, trash, and internet are often your responsibility too. If the house has a pool or a yard, read the lease to see who pays for pool service and lawn care; when it's the tenant, it adds a real monthly expense. Renter's insurance is often required and is inexpensive compared with the risk it covers. Tipical electric bills you've seen for a 3/2 in summer is 160.00 a month.
