Oct 2026
Yes. For single-family homes, fall 2026 is a strong time to sell in South Florida. MIAMI REALTORS® data shows that September inventory fell 18% in Broward and nearly 20% in Palm Beach, and homes went under contract faster than a year earlier. Henrique Faria, Bilingual REALTOR® with Avanti Way Premiere in Weston, FL, explains what that means for sellers.
It favors sellers of single-family homes, even though higher rates have made buyers more selective. September 2026 figures from MIAMI REALTORS® show tight supply across all three counties.
In Miami-Dade, the median single-family price was $692,000, up 4.1% year over year, with 5.1 months of supply and a median of 41 days to contract.
In Broward, the median rose to $641,500 and inventory dropped 18.1%. Supply sat at 4.2 months, which the report itself calls a seller’s market. Median time to contract was 39 days, down from 48 a year earlier.
In Palm Beach, the median reached $656,000, up 6.7%, with only 3.6 months of supply and 43 days to contract.
In practice, a four-bedroom family home in Weston, Plantation or Boca Raton now competes with fewer similar listings than it did last fall. Across the region, homes priced at $1 million or more made up 31% of active single-family listings at the end of September. In Palm Beach Gardens, Coral Gables or Pinecrest, the real task is standing out from other homes in that upper tier.
A common explanation is that many owners have older, low-rate mortgages and don’t want to give them up, so fewer homes come to market. Freddie Mac’s 30-year average was 7.32% on October 22, 2026, compared with 6.19% a year earlier. MIAMI REALTORS® Chief Economist Gay Cororaton said rising rates are hurting buyers, while upper-end buyers remain active.
That explains the numbers. Total sales in the region fell 5% year over year in September, yet median single-family prices still rose in all three counties. There are fewer buyers, but there are also far fewer houses to choose from.
Many are paying cash, especially at the top of the market. MIAMI REALTORS® reports that 59% of South Florida’s home sales of $1 million or more were all-cash, and that sales in that tier are up about 20% so far this year. In Palm Beach County, roughly one in every two home sales is paid in cash, according to Regional Vice President Stacy Plean.
That matters for sellers. A well-prepared, correctly priced home can attract buyers who don’t need a mortgage approval, and those sales usually close more reliably.
Not to the same degree, because the condo market is moving the other way. Broward’s median condo and townhome price fell 14.5% to $235,000, with 10.2 months of supply, and Miami-Dade has 12.3 months. If your building has reserve requirements or special assessments under Florida’s condo safety laws, get the association documents in order before listing and price realistically from day one.
Start with a price based on recent comparable sales in your own subdivision, not on what a neighbor asked six months ago. Even in a seller’s market, the median home in all three counties sold for 95% to 96% of its original list price, so overpricing still costs time and money.
Before the photos, take care of paint, landscaping and visible repairs. Keep your roof and A/C records and any four-point inspection ready, because buyers must be able to insure the home. Decide early whether to offer a concession, such as help with closing costs or a temporary rate buydown. With rates above 7%, that kind of help can sometimes move a sale more than a price cut. Every situation is different, so review your options with your lender and your agent.
Yes. Florida’s homestead portability lets you carry part of your tax savings to your next home. According to the Miami-Dade Property Appraiser, you can transfer up to $500,000 of the difference between market value and assessed value. To qualify, you must establish the new homestead within three assessment years and apply by March 1. This matters for families moving up from Miramar to Weston, or from a Fort Lauderdale condo to a house in Boca Raton. The November vote on Amendment 3 could change part of this picture, so always confirm with your county property appraiser.
Is it a good time to sell a house in Broward County in 2026?
For single-family homes, yes. According to MIAMI REALTORS®, in September 2026 Broward had 4.2 months of supply, 18% fewer homes for sale than a year earlier and a median price of $641,500.
How long does it take to sell a house in Palm Beach County in 2026?
According to MIAMI REALTORS®, Palm Beach County single-family homes took a median of 43 days to go under contract and 83 days to close in September 2026.
Are high mortgage rates lowering home prices in South Florida?
Not so far. Freddie Mac’s 30-year average was 7.32% on October 22, 2026, but median single-family prices still rose in Miami-Dade, Broward, and Palm Beach because inventory is much lower.
Should I sell my South Florida condo in 2026?
It depends on the building. Condos have far more supply (10.2 months in Broward and 12.3 in Miami-Dade in September 2026), so pricing and association documents matter more than they do for houses.
